The Passport System allows a buyer to enter basic information about themselves, allowing the internet 'smart system' to customize the pages they view on our site. Through the Passport system, the internet becomes more interactive and offers a wide array of useful information. A client who signs into the Passport system is given a set of useful online tools that give the client the freedom to buy or sell their home more effectively. In phase I of the new Koskan.com website, the Buyers Passport system has been created to enhance a buyer's ability to find the home they are looking for at their leisure. A buyer first signs up using the Buyers Passport form which allows them to enter in basic criteria they are looking for in a home such as bedrooms, bath, and list price. In order to maximize the efficiency and ease of the online Passport system, we have kept the required information on the form down to the most basic and important requirements that clients have requested. We realize when we created the Passport that some clients might request more specific details to be queried on the homes but we felt a large majority would appreciate being able to view more of our professional listings that fall into their basic criteria. This allows each client to have access to more listings which translates into an even greater opportunity for them to find the right home at the right time. For those who wish to narrow down their search to specific requirements, we have included an advanced search page of the Passport system that queries on style, type, and location of the home. When the client logs in to his Passport account and clicks on the Saved Searches option, the default listings entered from his criteria are shown.

Once all of the buyer's information has been entered in the Passport form and checked to ensure it's validity, the buyer then reads and agrees to the buyer service terms and conditions. This is an online agreement between you (the buyer) and the Koskan Real Estate team. By agreeing to these terms, the buyer benefits through use of the Passport system and the agents are able to more fully assist the buyer to find the right home. These terms and conditions can be viewed by navigating to the Terms & Conditions portion of the main menu.

When a buyer submits their Passport information, their information is stored in a database which holds their buyer profile. The buyer receives a confirmation email which verifies their account information. The confirmation email contains a link to a verification page that allows the buyer to enter in their username and password to authenticate their information and immediately use their Buyers Passport account. A buyer's agent from Carolyn's office receives this email with their information and contacts them immediately. The agent then instructs the buyer on the next steps they need to take in order to take full advantage of their online Passport account.

After agreeing to the terms and conditions of use, the buyer is allowed continual access to these free online services until they have either closed on a home or discontinued their search. With the online Passport, the buyer can access not only Carolyn's listings and virtual tours but all of the local market listings in most Utah counties that match their Buyer profile. This is what we call the automated buyer profile tracker. Presently, the real estate agents do all of these searches for the buyers and email their updates to the buyers. With the Passport, the buyers gain the ability to view valuable data on available homes on the market and do the searches themselves. The buyer can now see important information on these homes right when they go on the market including the exact home address, the list price, style and type of home, list date of when the home came on the market, photos of all listings and more! All home listings viewed on the Buyer Passport system are updated daily giving the buyer the upper hand in finding the right home at the right time. In real estate, we realize that time is money.
